How We Positioned Our Existing Properties for the Lower Thames Crossing

We operate two properties in Thurrock, Essex — a 1-bedroom cabin and a 3-bedroom, 3-bathroom house. Both were originally listed as standard short-let properties on Airbnb, targeting leisure guests and occasional business travellers.

When the Lower Thames Crossing DCO was granted in March 2025 and construction was confirmed to start in 2026, we recognised that our location — in Thurrock, directly relevant to the north portal worksite — gave us a significant positioning opportunity.

Rather than competing with every other Airbnb host in Essex, we repositioned our accommodation specifically for contractors and project professionals. That meant reviewing our amenities, adjusting how we communicated our offering, developing a direct B2B enquiry route, and building the frameworks and templates that are now included in this playbook.

The result is a clearer market position, a direct corporate enquiry channel, and a service built around the practical needs of the project teams who will work on this infrastructure programme for the next six years.
